Construction Committee Meeting, Dec. 5, 2010

4 pm, Sunday, Golden Eagle Saloon, Ester

Agenda:

• review of minutes from 10.31.10 committee meeting

• review of meeting with Prouty and Pohl (11.10.10, with Eric Glos, Deirdre Helfferich, & Hans Mölders), latest plans

• final design recommendations: basement issue, superinsulation/passiv haus/LEEDS standard (capital campaign committee recommendation)

• plan for summer 2011: site preparation & cost estimate

• task assignment: construction sequence/timeline for capital campaign committee

• task assignment: compile a local vendor and builder list

• discussion on project manager or general contractor who will let locals build the library

• schedule next meeting

November minutes approved.

Discussion: basement vs crawl space. Todd is for the full basement. Hans is concerned about costs.

More questions about the basement: full or partial. Move mechanicals to basement, freeing up space on main floor for meeting room and or rental space.Stairs on exterior of building to basement good way to access the space. Full basement would allow for significant storage space.

If entire basement, all agreed that building up the grade rather than excavating was a good idea.

Hans, Mike and Todd will meet with Gary Pohl to discuss the idea of a full basement and what the cost would be. Discussed also will be full basement vs frost protected shallow excavated foundation.

Hans suggests that there is a lot of funding for green super insulated buildings. Dicussion of insulation type:cellulose a good choice at colder temps and cheaper than blue foam.Operating costs also a consideration, with superinsulated building the monthly heating costs would be less.

Deirdre also stressed the point that funding is available for green buildings especially the major construcion phase.

Living buildings were discussed. The desired construction would be to get as close to zero energy as possible.

Mike will put Hans in contact with a local green builder.

Discussion re: sprinkler system. It was agreed that with the proximity to the fire station was a reason not to go with the full system, The potential for damage to the books from the sprinklers going off makes them undesireable. We may need to support our decision to funders.

The committee will come up with construction sequence (Mike)

Eric will check local vendors sho may be interested in the project. IABA has a list of vendors.

Search for general contractor is premature.We should wait until we have the construction money.

Hans reiterated the need to show some progress to the community. We need to present the Board with some kind of plan. Thus it was discussed that we could get the land cleared this summer leaving the felled trees for the community to haul away.

Another way to show progress would be to install the power pole.

The “Into the Woods” cabin is available to put on the upper lot, to be used for music library.

The next scheduled meeting of the committee will be after the holidays.
