Design Meeting, July 21, 2011

Melinda, Hans, Gary Pohl, Matt Prouty, Thorsten Chlupp, and I met somewhat groggily first thing this morning at USKH. It was an excellent meeting and clarified a few issues. I signed the contract with Thorsten for the solar survey, estimated at $375. You should all have a copy in your e-mail box of that (unsigned) contract as well as his explanation of services.

Thorsten will be sending us a more formal proposal based on our discussion today. The expected cost for his work, depending on how many changes are made during the process, is between $3,800 and $10,000. We verbally agreed on a cap of ten grand, but when we get the full proposal we'll have a better idea. When we left, he and Matt were working out more details.

Also, it's likely that the new contract with USKH will add a little bit because they are going to have to redo some things they've already done.

Matt will be sending a formal timeline, but the gist of what we agreed was that the design and construction documents should be at 98% completion by our October board meeting, October 11, with the final ready by October 23, our annual meeting's tentative date.

We will have a presentation to the membership of the design at the annual meeting. As Melinda said this morning, the last two annual meetings have been focused on where we've been; this one should be focused on where we're going.

Other notes:

Hans, Thorsten, and Matt will meet on the land to conduct the solar survey; this will require a sunny day.

The design will likely be a simple form with no bumpouts, no basement, and a cistern for thermal storage. Utilities, heating, & communications closet will be moved to more central position. The masonry heater & cistern will be a central feature. The focus of the floor plan will be the central core, and the flow of traffice and line of sight will be around this and toward the sun. The space will go to a maximum of 49-person capacity. The gantry will be removed and the height of the building lowered to reduce heating costs.

Incorporate an information touch panel that explains what the system is doing, with information on $ saved over the years.

Don't do any site clearing this year (2011), as it will make for a late start next year.

USKH will take care of the floor plan, structural design, and civil design.

Zehnder, a German firm, makes a heat recovery system that is more efficient than anything else available; they now have a branch in the United States. This efficiency level will be necessary for the building to reach the Passiv Haus performance standard.
